# Fabrica

> Fabrica makes land ownership programmable. With Fabrica, an owner places real US property in its own purpose-built legal trust, recorded at the county, and the trust is controlled by a token on Ethereum (ERC-1155). Whoever holds the token is the beneficiary of the trust that holds the title, so transferring the token transfers the property's beneficial interest without a new deed. Operating publicly since 2018.

- Fabrica is not a party to any trust, is not a lender, and never holds anyone's property
